Broker Referral

Attention Real Estate Brokers, Appraisers, Property Managers & Apartment Resident Managers!

What is this about? Refer a qualified buyer or seller of apartment, retail, office, industrial (e.g., warehouse, manufacturing, distribution and storage facilities) or other commercial or investment real estate and receive a 20% to 50% referral fee! This could amount to thousands of dollar$ of cash paid to you.

For example, if you provide the name and contact information for someone who either buys or sells any of the above property types utilizing my services as a result of your referral, you would be eligible for payment of a 20% referral fee.  Or, on the other hand, if the buyer, seller, property and terms of the transaction are established and my expertise is needed to finalize the transaction, you would be eligible for a 50% referral fee.

Can I receive a referral fee even if I don’t have a California Real Estate license?
Yes! In the case of commercial property or vacant land transaction, California law allows a real estate agent to pay a referral fee to an unlicensed person for merely introducing a client to the agent. However, the unlicensed person cannot have negotiated the terms of the sale.

Please note that state law on this issue may vary from one state to another. Chuck Weinberger, CCIM, will make referral fee payments only in accordance with applicable laws.

Why make a referral? Apart from the financial rewards, here are some reasons why you should consider making a referral:

First of all, it takes very little time to make a referral and can be accomplished with just a couple of telephone conversations. For just a small amount of effort, you can make a large amount of money.



You can even find potential referrals not only among your client base but among friends, family and other business contacts as well.

And even though you may be a real estate agent, you might be too busy dealing with property management issues, tenants and service people and the client that you refer will greatly appreciate it. As a bonus, you will also gain credibility.

Similarly, some transactions involve complex deal negotiations, and one needs specific knowledge of the types of properties involved. Also, the client should be represented by a professional who fully understands the commercial real estate sales transaction process. You do not want to jeopordize the transaction, especially if you or your broker do not carry errors and omissions insurance that specifically covers commercial transactions.
